Because you're obese, theoretically you can gain muscle while in a calorie deficit.
You're going to need to learn (or be taught) how to actually train hard.
Don't just go into the gym and phone it in with a few exercises.
Get lots of protein, 1g per lb of lean body mass is the recommendation.
Doing all that is no guarantee that you'll get the muscle you want, but it's your best chance.

So make sure you're:
Eating high protein at a (non-trivial) calorie deficit
Pushing (sustainably hard) while you train
Getting great sleep
Staying hydrated

If you haven't already started training you're going to be immensely sore, so make sure to pace yourself this is very much a marathon and not at all a sprint and try not to abuse painkillers.
You're definitely not going to lose fat into muscle at a 1:1 ratio, but you'd probably be happy with much less anyways.
