I live in a big city there are two parts that got gentrified.
>Downtown
In the 90s and early 2000s it was a shit hole. Homeless were everywhere, crime was through the roof. It was not a great place to be, especially at night. In the late 2000s, hipsters started to live there, because it was cheap. Those hipsters opened up bars and restaurants, and it started to clean up. Then investors seeing the area start to clean up, then you get the high rise “luxury” apartments, the restaurants and bars aren’t locally owned, they’re just a corporate restaurant with a “hip” facade. The rent goes up, everything including parking cost money and it becomes too expensive for the poor (usually minorities) to continue to live there. Somehow it comes full circle because downtown becomes a shithole again due to shit liberal policies. It’s now as crime ridden and filled with homeless as before, except it isn’t cheap to live there anymore.
>college town
This is a more artificial “gentrification”. I used to live in this suburb that was a college town. The university starts buying up all the property around town, to use for student housing because kids use their student loans for it, so these places private or affiliated with the university can charge whatever they want. It also becomes a place where they try to squeeze every penny from people. The college suburb I lived in, became so expensive, people moved away. The city doesn’t care and will zone anything for multi family, so developers will buy as many houses they can to build apartments in a neighborhood. It’s pretty unsightly. This just seems like greed to me.
